How the commission split calculator works

Commission on a sale is often shared several ways: between the two sides of a deal, with a referring agent, and with your brokerage. The calculator applies each step in that order and tracks an annual cap if your plan has one. For plans paid as a percentage of your own sales, use the commission calculator. The structures are explained in how commission splits work.

Commission split formula

Total commission = sale price × commission rate
Your side = total commission × your side %
Brokerage share = (your side − referral fee) × brokerage %, limited to what is left of the cap
You keep = your side − referral fee − brokerage share − fees

Worked examples

$450,000 sale, 5% total commission, half to your side, 70/30 split, $395 fee

  1. Total commission: $450,000 × 5% = $22,500.00. Your side: $11,250.00.
  2. Brokerage share: $11,250.00 × 30% = $3,375.00.
  3. You keep: $11,250.00 − $3,375.00 − $395.00 = $7,480.00.

Same deal with a $16,000 cap and $13,000 already paid toward it

  1. Only $3,000.00 remains on the cap, so the brokerage share stops there.
  2. You keep $7,855.00, and the cap is reached.

How is a commission split calculated?

Start with the total commission (sale price × commission rate), take your side of it, subtract any referral fee, then apply your split with the brokerage. A 70/30 split means you keep 70% of what remains and the brokerage keeps 30%. Subtract any fees last.

You keep 70% of your side of the commission and your brokerage keeps 30%.

How does a cap work?

With a capped plan, you pay the brokerage its share until your payments for the cap year reach the cap. After that, you keep your full side of each commission, minus any fees that still apply, until the year resets.

Where does a referral fee come from?

Referral fees are usually taken from your side of the commission before the brokerage split. Check your agreement, because some plans apply them differently.

Is this my take-home pay?

It is your commission after splits and fees, before income tax, self-employment tax, and business expenses.
